Belgrade Holiday Apartments….There aren’t many businesses that have undergone such turbulent changes in their business environment as we have. If we were to analyze external factors (ones that influence the market beyond an individual company), any decent literature on the topic would spill at least half a dozen that could be observed in Belgrade’s short term rentals market: the instability of traditional suppliers, the change in technology, the changes in consumer behaviour and needs, the increasing pressure from various interest groups, the emergence of new supply channels, the change in the way companies compete for business…We’ve been regurgitating the story of the soaring quality and numbers so relentlessly that the web spiders must have started hiccuping how marvelous Belgrade’s holiday apartments are.
The period the branch has been going through is stormy – literally. Catastrophic floods have caught many inhabitants of the hilly Balkans unprepared and they are still threatening the derelict irrigation systems of what was once a serious, functional state. To make things worse, the weather forecast is far from peachy (except, perhaps, for watermelons in Srem). Fot the nth time in the past two decades, in a matter of just a couple of weeks, practical and ethical materialism has been stranded – this time on the banks of Serbian and Bosnian rivers, and left many a hard working man with nothing but pangs and anguish.
This has probably diverted some keen on adventure tourism away from here. And as much as the lonely and desperate cling to pleasant flatteries of fairly intoxicated foreigners who happen to be passing-by these God forsaken lands, the reality begs to differ even harder. Let’s face it, if you’ve got the mullah in 2014 (and are devoid of relations here), Belgrade’s hardly going to top your list of tourist or business destinations. The capital of Serbia is like most of its children – a bright teenager mired in substance abuse and bound to deeply disappoint you at some point in the future – and a hell of a lot of fun to be with if you’re feeling wreckless.
On the plus side, however, the dwindling of the expat community has made the supply of short term rentals soar – the equilibrium price is getting lower and quality is becoming the determining factor in choice.
